The August 2008 Stats are in - The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver are down by 53.7% from August 2007 and the number of new listings declined 1.7%.
The benchmark price for a House rose 1.6% from August 2007 up to $737,985. Since May 2008, the benchmark price has declined 4.3%.The benchmark price for a Condo rose 1.7% from August 2007 up $374,366. Since May 2008, the benchmark price has declined 3.9%.
To sum it up, the number of the sales are down by over 50% and the average price has been dropping at a rate of about 1% per month over the last 4 months. We believe this is a healthy situation and market is starting to balance and is the result of the affordability factor. It's important when selling that you undertand the demographics of your buyer.
